The sites will be divided into individual Stratum
in Freehold Titles that define individual portions of
freehold land around each townhouse and an equal share of the
remaining common land. Each title will be owned by the individuals that
live there and can be traded like any normal freehold title. A
body corporate will be created to manage the common ground and maintain certain
aspects of the community. The costs of running the body corp
will be covered by a body corp fee. This fee covers
expenses such as a body
corp secretary, end of year accounts, lawn mowing,
garden maintenance, an annual water blast of the roofs and
individual house insurance. It also includes a 10 yearly
external repaint of all the townhouses. The value of the body
corp fee will be determined by the size and complexity of each
village and estimates will be stated when properties are
released.
Rates and general maintenance of the houses and
personal gardens will be the owners responsibility. For more
